BESICO, an international developer of industrial real estate for lease, is also expanding its activities in Serbia. It is preparing an industrial complex in "A-class" standard BESICO Park Belgrade North with more than 46,000 m2 of leasable area, in three halls with administrative and warehouse or production space. But what is the biggest advantage of this project? We asked Vlatko Djuricek, Country Head of BESICO Serbia.
- First of all, this is a tailor-made project. This means that we can meet the needs of a wide variety of clients in the areas of Warehouse & Logistics, Light Industrial Production Facilities and Services. We provide "A-class" units starting from 5.000 m2 up to custom-made solutions for large logistics operations in the best location of Belgrade region, very close to Novi Sad, in an industrial zone and right next to the highway with easy access to the highway in all directions, replies Vlatko Djuricek and adds - Our advantage is certainly that we are not an investment fund that will build the building and then sell it at a bargain price. Our business model is based on the fact that we build long-term relationships with our clients in the projects we own and manage. Thanks to this, the client receives our long-term support - not only during construction, when the building is being adapted to their requirements, but also after the building has been handed over for use.
BESICO has already proven this model in several European countries, and internationally known brands such as Heineken, STILL, Den Braven, KraussMaffei and others have been among the satisfied clients using BESICO services so far. And as in all current BESICO projects, the Serbian project meets the requirements for a premium property, both from a technical and ESG perspective. For example, it provides BREAM in use certificate, photo voltage solar panels per request of client , and in this respect it is open to all client requests.

BESICO Park Belgrade North project consists of three separate buildings with with a planned cross-dock flow storage In the project you will find halls with 12 m clear height, 7 tons/m2 load bering capacity of floor, 12x24 span of columns, the entire surface of the hall protected by a fire sprinkler system. Of course there are premium office spaces within the facilities. The construction of the first "Hall A" is ready to start with a total leasable area of 17,585 m2 for which it was issued.
